41900 Marabou Loop – G5

AMONG THE MULE DEER

A popular bedding area for Mule Deer, 41900 Marabou Loop offers a unique opportunity to live close to nature. This oak landscape is the stunning epitome of Western Colorado. It is a gently sloping homesite skirted along the edge with oak brush and sage.  An expansive view of Sleeping Giant and easy access to the trail system mean the best of both worlds on the ranch. Developers often will keep the best lot for themselves and G5 was just such a lot. With spectacular views North to South from Hahns Peak to the Flattops, the Yampa River and Sleeping Giant, this homestead offers privacy and is centrally located with access from the back entrance (closer to town) yet close proximity to the Marabou amenities. From the building site, your view is only of the surrounding mountains, river and landscape without the impact of other nearby homes. Another perk that just makes life easier is the sunny exposure of the drive, the best defense against ice in the winter.

Lot Story

Before the 1900’s game was plentiful in the mountains around Steamboat and was taken for domestic use without permit or government complaint by local settlers. One of the most notable hunters was a man by the name of Scott Teague in this area. He was a “Dude Wrangler” by summer and a trapper-hunter the rest of the year. He was the go-to for ranchers when dealing with varmint predators. One of Teague’s most notable hunting clients was none other than western novelist Zane Gray. Many of Gray’s books speak to stories told around campfires while hunting in the Yampa Valley.
